The product
HouseFax gives a house the record a car has had for decades: every permit, warranty, receipt and repair filed against the address, and a Home Score backed by a general inspector plus the roofer, electrician, plumber and HVAC tech who each sign off on their own system. It belongs to the owner, not a listing, and it follows the house to the next buyer. Designed around real Collier County, Florida addresses and records, and currently in build, with 158 phone screens designed alongside a realtor web surface.
The challenge
A used car comes with a history report. A $500,000 house comes with a listing, and the listing tells you what the seller wants you to know. The real history is scattered: permits at the county, invoices in an inbox, warranty cards in a drawer, and none of it says what shape the house is actually in. A permit proves a roof was pulled in 2019, not that it still holds. A general inspection is one person's opinion and can't date a roof, load-test a panel, or see inside the equipment, so the findings that matter get renegotiated at closing. Owners lose track of their biggest asset, buyers inspect on a deadline with days, not weeks, and unpermitted work doesn't appraise and can break a buyer's loan. HouseFax wanted one record per house that a stranger could trust, owned by the person who lives there.
How we tackled it

Wrote the product's one rule before designing a screen: no inspection, no score. Documents prove what was done, not what condition a house is in, so a record-only home shows counts and a locked score, and every score carries a coverage (Record, Reported, General, Verified) drawn as a ring that only completes when all five sign-offs are in

Designed HouseFax Verified as a general inspector plus four trade specialists on one visit, each verifying and signing their own system, priced per home from what the public-record scan found rather than a fixed ladder, with nothing charged until every pro is scheduled

Built onboarding as three paths off one fork (selling, staying, buying) plus referral entries from an agent's link: 59 frames that reduce to 14 screen types, one stakes beat per path, and every path completes without a payment

Designed the Record itself: permits pulled from the county, receipts and warranties filed from a connected inbox, an AI capture flow that reads a photo of an invoice and files it by system, and notification deep links that land on the warranty, not a feed

Audited every data claim on screen against what is legally and technically obtainable. Address-level insurance claims are FCRA-restricted, so they became an owner-consent flow; a flood-and-claims stat became FEMA flood zone; an unsubstantiated database count was replaced with the named sources

Set the brand as tokens (warm ink, lemon, score green, Schibsted Grotesk for text and Space Grotesk for numbers, HugeIcons at 1.5px) in one tokens.json that generates the React Native theme and seeds Figma, with 19 components Code Connected so Dev Mode shows the real React snippet. Light archetype only, photography as evidence not mood, real names and numbers throughout
What we built
HouseFax is in build as a React Native and Expo app on an Express and tRPC backend with MongoDB, Clerk for auth and RevenueCat for the Record subscription, deployed on Render, plus a Next.js web surface for the realtors and affiliates who send homeowners in on a personal link. The Figma file holds 158 phone screens: three onboarding paths, the five-tab app, every empty, loading, error and permission state, eight score-coverage states of the home page, the flow for uploading an inspection you already paid for, and the transfer that hands a record from seller to buyer. Nineteen components are Code Connected to the React Native library and the token pipeline keeps Figma and code from drifting. Not yet launched.
